Buying Property in Johor Bahru as a Singaporean: 2026 Guide
Most Singaporeans researching Johor Bahru property are not hunting for a postcode — they are testing whether a freehold home near the Causeway can support a commute, a retirement plan, or an investment thesis. This guide sequences the questions in the order a Singapore buyer usually needs to answer them.
1. Confirm you can legally buy the unit
Foreigners, including Singaporeans, can buy most non-Bumi-lot strata and landed property in Johor, subject to a state-set minimum purchase price and, for some property types, State Authority consent. Johor’s minimum threshold is revised from time to time — confirm the current figure with your lawyer rather than relying on an old article.
Freehold serviced apartments with a published International-lot allocation, such as The Iconic by PGB, are generally more straightforward for foreign purchase than landed or Malay Reserved property, but you should still confirm unit-level eligibility before booking.
2. Decide own-stay or investment first
Own-stay buyers usually weight commute, unit size and facilities most heavily. Investment-minded buyers weight rental yield, holding costs and exit liquidity most heavily. Settling this before you compare unit types changes whether Type A, Type B or dual-key Type C fits better.
3. Budget beyond the headline price
Stamp duty on the transfer, legal fees, loan-agreement stamping, valuation fees and a maintenance/sinking-fund deposit typically add several percentage points on top of the purchase price. See our stamp duty and hidden costs guide for a fuller breakdown.
4. Decide how you will pay
Singaporeans can pay cash, apply for Malaysian bank financing as a foreign borrower, or in some cases arrange financing through Singapore-linked channels. Compare total cost of funds, not just the headline rate — see our financing guide for Singapore buyers.
5. Test the commute yourself before signing
Bukit Chagar RTS and CIQ minutes on a brochure rarely match a Monday 8am crossing. If cross-border commuting is part of your reasoning, visit at your real travel time before you sign anything.
